What to Include in a Drywall Estimate

Square footage by room

Measure wall and ceiling square footage per room, not just the whole house at once. Rooms with more corners, closets, and cutouts (windows, doors, outlets) take longer per square foot than open walls — pricing room by room keeps your number accurate instead of averaging everything to a single blended rate.

Finish level (level 0 through 5)

State the finish level per area using the industry-standard scale: level 4 (standard smooth finish, most rooms) versus level 5 (skim coat, required for gloss paint or critical lighting conditions). Level 5 can add 30-50% to finish labor — naming the level in writing prevents the client from expecting a level-5 result at a level-4 price.

Board type and thickness

Specify board type per area: standard 1/2" for walls, 5/8" fire-rated (Type X) for garages and shared walls where code requires it, moisture-resistant ("green board") or cement board for bathrooms, and 5/8" for most ceilings to prevent sagging. Using the wrong board type can fail an inspection.

Texture, if any

Note whether walls or ceilings get texture (orange peel, knockdown, popcorn removal) and price it separately from the smooth-finish tape-and-mud work, since texture is its own labor step with its own equipment. Popcorn ceiling removal in older homes should flag a possible asbestos test before scraping begins.

Repair vs. new hang

Small patch jobs (a hole from a doorknob, water damage repair) price very differently from hanging a whole room — they involve matching existing texture and finish, which is skilled, fiddly work. Don't quote a patch off a per-square-foot new-construction rate; price it as its own line with a minimum charge.

Insulation and vapor barrier

If insulation isn't already in the walls (common in additions or garage conversions), note whether it's included and what R-value, since it has to go in before the drywall closes the wall. This is easy to overlook when a client says "just drywall the garage" without realizing insulation is a prerequisite.

Estimate vs. Quote: What's the Difference?

Drywall pricing is fairly measurable once square footage is confirmed, so most jobs can be quoted rather than estimated after you've walked the space and counted rooms, corners, and cutouts. An estimate is more appropriate when you're pricing off a floor plan before a house is framed, since actual wall configuration can shift during framing. The one thing that regularly turns a firm quote into a revised number is texture matching on repair work — matching 20-year-old orange peel texture by eye is inherently a best-effort task, and it's worth noting on the estimate that an exact match isn't guaranteed on older homes.

Do I need a license for drywall work?

How do I price around outlets, windows, and doors?
